While living in major cities has its own benefits, it sure comes with a high price tag. In FY 2024-2025, the average housing price in India’s top nine cities has increased by a whopping 9%. A report by PropEquity, which is a data analytics firm listed with the NSE, suggests that the weighted average of the launch price of homes in these top 9 Indian cities has increased from INR 12,569/sq.ft. in FY 23-24 to INR 13,197/sq.ft. in FY 24-25.
Surprisingly, the housing price in Kolkata has seen the highest increment, with a surge of 29%. Thane and Bengaluru each account for a rise of 17% and 15%, respectively. Pune, which is one of India’s fastest-growing cities over the past decade, accounts for a 10% rise in housing prices. As for others, the prices rose by 5% in Hyderabad, 5% in Delhi-NCR, and 4% in Chennai. While this may seem comparatively lower on paper, you have to account for the already bloated prices of housing in these major cities.
However, not all cities share the same fate. The prices of the remaining two out of these nine cities, i.e., Mumbai and Navi Mumbai, have actually gone down. The price of housing in these two cities is said to have dropped by 3%, each.
