The property prices in NCR’s Greater Noida have seen the highest surge compared to other cities in the NCR in the last five years. Price appreciation per square foot is said to have risen by an astonishing 98%.
It is no surprise that the prices of properties are skyrocketing in India’s key Tier 1 cities, such as Bangalore, Mumbai, Delhi NCR, Hyderabad, etc. The supply can hardly keep up with the ever-rising demand for accommodation. Despite this, the steep rise in property prices is surely concerning, considering most people, especially youngsters, are finding themselves moving to such Tier 1 cities for their jobs.
As per the Vice Chairman of ANAROCK Group, Mr. Santhosh Kumar, the average prices in Greater Noida have increased to INR 6600/sq.ft. in Q1 2025-end from the previous INR 3340/sq.ft. in Q1 2020. Noida claims the second-highest appreciation in the last five years, with an increment of 92%. With the rise from INR 6150/sq.ft. to INR 11,300/sq.ft, Gurugram has seen a jump of 84% in price appreciation. During this period, the NCR market has experienced a 51% drop in unsold inventory in the housing segment.
