Massive surge in housing prices along the Dwarka Expressway in the last 15 years; A trend expected to continue till 2030

The real estate sector of Delhi-NCR is at its all-time high in recent years, and the Dwarka Expressway is currently one of its most highlighted micro-markets. Between 2010 and 2024, the weighted average price of new launches in this corridor has increased by an astonishing 397%.

The corridor has seen a launch of around 43,000 units in the last 15 years, and around 18,000 units are estimated to be launched in the coming 5 years. Proposed in 2006, the 29 km long Dwarka Expressway connects Delhi to Gurugram. Over 15,500 units, out of the 18,000 units expected to launch between 2025 and 2030 in this corridor, are believed to be absorbed by the Dwarka Expressway with future demand in mind. In the last 5 years, 4 BHK apartments have been the most in-demand options in the price range of INR 4.8 and 8.6 crore.

In 2015, the weighted average price of new launches increased to INR 6,238/ sq. ft. from INR 3,753/ sq. ft. in 2010. In 2020, the price increased to INR 9,434/ sq. ft. and in 2024, it nearly doubled by reaching INR 18,668/ sq. ft. Experts believe this offers great opportunities for both investors and end-users.
